Over the past month, the total number of ads placed in the long-term rental category on CIAN and Avito has increased by 30%. Until February 24, the mass of apartments itself was at the level of 600-650 ads on Avito and about 450 on CIAN, but now there are about 1000-1050 current offers on Avito, and 600-650 on CIAN,” says the HEAD of the real estate agency Timofey Pylaev.
Basically, one-room and two-room apartments in secondary houses are rented out. Experts of the regional market say that prices for renting residential real estate have not changed over the past month. However, rental rates are expected to decrease by 10-15%. This is due to the fact that the growth of rental rates in 2021 amounted to about 20%. At the same time, the number of proposals has increased, while the real incomes of citizens have decreased. If the situation on the real estate market does not change, then a decrease in rental rates may occur in the next month and a half. As for demand, here experts note a significant decrease - by about a quarter.
