For the first half of 2021, Moscow recorded the minimum volume of commissioning of the shopping center in four years, experts said.They primarily attribute the low rate to the crisis situation and uncertainty due to the COVID pandemic.

We are talking about the Gravitation shopping center, which opened in Chertanovo, and Prime Plaza at the intersection of Kakhovka Street and Sevastopolsky Prospekt.

According to JLL experts, this is the minimum volume of commissioning since 2017, when not a single new shopping center appeared on the market in the first half of the year. If we do not take into account the lack of commissioning in the first half of 2017, the new supply in the first half of this year is also the lowest in the last 17 years.

At JLL, the low rate of commissioning is primarily associated with the crisis situation and uncertainty that has been reigning in the market since 2020.

“Developers are in no hurry to launch new shopping centers, both due to current and possible retail restrictions in the future, and due to insufficient occupancy of facilities. Of course, new projects are often opened by part-time tenants and are filled already in the process of work, but it is at the moment that high uncertainty leads to the postponement of commissioning,” said Vladislav Fadeev, Head of Research at JLL.
